Demand is steady; stock is the constraint
The pattern through this quarter has been more qualified buyers than quality listings, particularly for family homes in the FJD 400,000 to FJD 900,000 band. Well-presented properties in established suburbs are drawing multiple inspections in the first fortnight, while anything priced against last year's expectations sits. Sellers who prepare properly and price against current comparable evidence are the ones transacting quickly.
Suva holds; the west runs on tourism
Suva demand is broad-based — professionals, returning Fijians and institutional tenants — which keeps values in suburbs such as Tamavua and Flagstaff relatively stable across the year. The western market behaves differently: Nadi, Denarau and Wailoaloa track visitor arrivals and short-stay occupancy, so activity moves with the tourism calendar and with airline capacity. Buyers moving between the two markets should not assume the same seasonality applies.
Rentals are the tighter half of the market
Quality rental stock is the scarcer commodity, especially furnished, secure family homes in central Suva and executive properties near Nadi Airport and Port Denarau. Well-maintained listings are letting quickly and with little negotiation, and landlords who invest in air conditioning, screening and secure parking are consistently achieving the top of their band. Tenants, meanwhile, are having to move faster than they would like.
What we expect next quarter — our view, not a forecast
On our reading, the balance holds: continued demand from returning Fijians and diaspora buyers, tourism-linked activity in the west, and no obvious trigger for a broad price correction. That is our agents' judgement from the listings and offers in front of us, not a modelled forecast, and a single change in lending conditions, insurance pricing or a severe cyclone season would move it. Treat it as a working assumption to test against your own circumstances.
